Abstract
Maintenance of university buildings is one area that has not been much discussed in its improvement and development in comparison with other maintenance areas. The objective of this paper is to improve the time required to complete the maintenance request at public universities. DMAIC method is applied, which is an abbreviation for the five stages (Define, Measure, Analyze, Improve, Control). Define phase, is the definition of the problem, the system, and the plan to solve the problem. Measure phase is measuring the extent of the problem in the system and set performance measurements for the process to measure the extent of the improvement that occurred to the system later on. Analyze phase is the stage of reasons extraction that led to the problem happening and its spread in the system, with the use of system visualization and computer simulation to increase the accuracy of the analysis. Improve phase, is the stage of improving the system by finding solutions to the reasons that were extracted in the previous stage, with the application of improvements to the simulation system to ensure the results before applying them to reality. The control phase is the stage of making the system manageable while maintaining its gains from the improvement phase and making advancements to make the improvement continuous. This method was applied to the university maintenance system to improve and develop it. This paper concluded that the university maintenance system could be improved by using the applied improvement method. The time required to complete the maintenance task was improved by about 35%.
